Marketing Your Property

As a self-managing landlord you want to save on the costs and have more control. Marketing your property effectively can save you a lot of money by minimising void periods.

If you are a long distance landlord, this part of self management can be tricky unless you are prepared to travel to do your own viewings.

This is a good idea if you can attract enough viewings to make the most of your time but if the response to your marketing is low then you may need to consider using a local agent just to market the property and conduct viewings.

If you are doing your own checks (see our Know Your Tenant service) and you are using our tenancy agreement then you could use these to negotiate their fees down. Never accept their first quoted fee - they are agents and so they are used to negotiating!

There are online marketing agents you can use to create and upload your ad to their sites. They then get your property on to the large property lettings sites such as Rightmove, Zoopla, Globrix and FindaProperty.

The best value online DIY agent we have found is Speedy Lettings. There may be a better one out there but we have not found one - please let is know if you do. They have an easy to use website where you can upload all your images, floorplans and property details and get your listing up on all of the major websites within hours. You will get your enquiries direct to your phone by email or text. From there it is easy to get directly in touch with your prospective tenants to make your viewing appointments. This service is just £49 - great value when you consider the level of national exposure your property will be getting.

Inventory Agents

If you are going to take a deposit from your tenant then you are strongly advised to get a good inventory completed. A good inventory will have lots of detail and date-stamped photographic evidence of the condition of your property immediately prior to your tenant moving in. Some inventory agents will record video evidence too.

These are good as you can not only see feedback other users of their services have left on the website but the very fact that you have the opportunity to do the same should give the tradesmen an incentive to deal with you and your job professionally.
